Check-in begins at 4:00 PM on your arrival date.
Check-out is required before 10:00 AM on your departure date.
Check-in is self-guided and flexible. Around arrival or shortly after, a member of our local team will personally stop by to welcome you, answer questions, and make sure everything is in order.
The villa is prepared with fresh linens and towels on arrival, along with a small starter supply of essentials to get you through your first day. For the rest of your stay, you will want to pick up everyday basics at a local grocery store. It is a quick stop and part of settling into your home away from home.
Southwest Florida is best explored by car. Our villas do not include a vehicle, but renting a car gives you the freedom to enjoy beaches, dining and day trips at your own pace.
ARRIVAL
A few days before arrival, you will receive a personal digital guest guide with everything you need: the address, door codes, parking information, and practical house details.
Check-in begins at 4:00 PM. Access is arranged so you can enter independently, even if your flight runs late.
A member of our local team will stop by personally to welcome you, answer any questions, and make sure everything feels right.
When you walk in, the villa is ready. Clean, comfortable, and prepared with fresh linens and towels. Just arrive and settle in.
How we prepare you for arrival
DURING YOUR STAY
Most practical questions during your stay are easy to solve on your own. Your personal digital guest guide includes clear information about air conditioning, thermostat settings, pool use, trash collection, Wi-Fi access, and other day-to-day details of the villa.
If something does not work as expected, or if you have a question that is not covered in the guide, please contact us as soon as possible. Our local team is nearby and happy to assist. Reporting issues early allows us to resolve them quickly and avoid unnecessary inconvenience
2 days before departure: Check-out procedure by email, so there are no last-minute surprises.
Check-out day: An email with a request to share your review. Your feedback helps future guests and helps us keep improving.
Departure day: A team member stops by to wish you a safe journey and thank you for your stay.
HOUSE RULES
Our villas are located in residential neighborhoods. Quiet hours help maintain a relaxed environment, especially for neighbors who live in the area year-round. Parties and events are not permitted.
Smoking is not allowed inside the villa. This keeps the home fresh and comfortable for every guest. The villa may only be occupied by the number of guests confirmed in your booking. Overnight visitors must be reported in advance for insurance purposes.
Some villas allow pets with prior approval and a pet fee. If this applies to your booking, details are clearly stated in your confirmation. Service animals are accepted in accordance with applicable regulations.
Private areas or owner storage spaces are clearly marked and not accessible to guests. When in doubt, please reach out to our team. Clear communication prevents misunderstandings.
PAYMENTS AND CANCELLATIONS
All payment details and conditions are confirmed during booking and in your reservation overview.
A deposit of 30 percent of the rental price is due at booking. Your reservation is confirmed once this payment has been received.
The remaining balance is due 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due immediately. Payments made by card are collected automatically. If you prefer a different arrangement, please let us know.
A security deposit is reserved separately, 5 days before the start of your stay. This is a temporary hold, not an additional charge. It is released within 5 days after check-out, provided no damage or additional costs apply
After your first payment, you will receive a separate rental agreement. Your booking is fully confirmed once this agreement has been signed.
We strongly recommend purchasing travel cancellation insurance. Shortly after booking, you will receive an email with the option to arrange this directly.
Payments can be made by credit card, bank transfer, check, or other methods shown during booking. Any transfer or processing fees are the responsibility of the guest.
Cancellations must always be submitted in writing. Costs depend on the type of rental and how far in advance you cancel.
Short-term rental (STR)
More than 30 days before arrival: full refund, less a $149 cancellation fee.
14 to 30 days before arrival: 50 percent refund, less a $149 cancellation fee.
Less than 14 days before arrival: no refund.
Long-term rental (LTR)
More than 30 days before check-in: full refund, less a $149 cancellation fee.
Within 30 days of check-in: the first 30 days of the stay are non-refundable.

Pool safety
Many villas feature a pool, spa or water access. Children and non swimmers should always be supervised, and pool areas should be used with care. Pool and spa use is at your own risk.
Home safety
Our villas are private homes equipped with everyday household items. Please use appliances, doors and windows responsibly, and report any defects or concerns as soon as possible.
Neighborhood awareness
Our villas are located in residential areas. We ask guests to be mindful of neighbors, especially during evening hours, and to follow local guidelines to maintain a calm and safe environment.
Emergency situations
In case of an urgent situation, please contact 911. If the situation involves the villa or your stay, our local team is available to assist you.
